DESCRIPTION:Encore Boston Harbor (?Encore?) is a luxury resort including a hotel\, gaming area\, retail space\, food and beverage (?F&B?) outlets\, meeting and event space\, spa and gym\, parking garage\, and other complementary amenities.  The development of Encore required an investment of approximately $2.6 billion to transform a blighted section of the City of Everett\, Massachusetts\, adjacent to the Mystic River\, into a world-class destination. Encore has contributed hundreds of millions of dollars\, including tens of millions of dollars for infrastructure\, to the City of Everett\, its surrounding communities\, and the Commonwealth of Massachusetts. The project was constructed on the contaminated site of a former chemical manufacturing plant totaling approximately 33.9 acres. Encore also includes extensive landscape and open space amenities including a public gathering area with an outdoor park-like open space\, a pavilion\, waterfront features\, a public harborwalk\, and water transportation docking facilities which connect the City of Everett to the Mystic River and Boston Harbor for the first time in generations. \n\n\n\nEncore anchors and supports the Everett Lower Broadway District Master Plan as well as the Everett Central Waterfront Municipal Harbor Plan by stimulating development of the underutilized Mystic River waterfront. \n\n\n\nEncore is now proposing to construct an additional multi-use commercial development of approximately 1.87 million square feet (?sf?) including a theater\, entertainment venues\, two hotels\, F&B facilities\, retail facilities\, a warehouse support facility\, three parking garages\, and a pedestrian bridge across Broadway (the ?Project?). The Project spans approximately 13.4 acres of land in the City of Everett in the Lower Broadway area.\n\n\n\nThe Project will transform an underutilized area across the street from Encore into an exciting\, mixed-use entertainment district\, creating significant employment and economic benefits. The public realm will be substantially improved with new sidewalks\, street trees\, landscaped plazas\, and an enclosed\, temperature-controlled pedestrian bridge across Broadway connecting directly to Encore. The Project is proposed to be constructed in multiple phases\, with the first phase consisting of a theater\, comedy club\, gaming area\, F&B space with sports betting\, night club\, rooftop lounge\, a parking garage\, and a pedestrian bridge over Broadway (?Phase 1?). All gaming uses are subject to the approval of the Massachusetts Gaming Commission. Phase 1 will be constructed on the 6.4-acre block bounded by Mystic Street to the north\, Robin Street to the east\, Dexter Street to the north\, and Broadway to the east.
