Nordblom, in partnership with Life Time, selected Erland to construct a new 167-unit apartment community within Northwest Park along Middlesex Turnpike. Set to be completed this fall, the Stantec-designed 5-story, 250,000sf residence houses studio-, 1-, and 2-bedroom units and parking for 269 cars. The S-shaped design of the building offers two exterior courtyards on the 2nd floor with outdoor grills, fire pits, a covered pergola, and seating. In addition to receiving a membership to the Life Time health club and pool, residents will enjoy several amenities, including bike storage, a game room, a dog park, and private event space.
 
The first level of this new residence has been constructed using a post-tension (PT) podium deck. Post-tensioning is a method of reinforcing concrete with high-strength steel wire strands covered in a plastic sheathing, typically referred to as tendons. After the concrete slab reaches 75% of the design strength and before any loading is applied, the tendons are tensioned to create an uplift that counters the weight of the completed structure.
 
Levels two through five have been constructed using a Hambro structural building system which is made up of the following components:
 
Panelized Load-bearing Steel Stud Walls – Factory fabricated and assembled walls that have welded connections and very tight tolerances.
 
Concrete Shear Walls – Permanent steel form system for concrete shear walls, elevators, and stairwell shafts.
 
Joists & Joist Girders – Custom-made structural steel components used to support the floors or roof of a building; work in composite action with the concrete slab.
 
Rollbars & Plywood FormsSecondary members designed to support plywood forms in advance of a slab placement. Once the joists and joist girders are fully installed, the rollbars are rotated and locked into slots at the top chord of the joists. The rollbars are designed to provide lateral and torsional stability for the plywood forms; and are rotated/removed from the joists when the plywood forms are ready to be stripped 24 hours after concrete placement.
 
Concrete Deck Placement – The concrete slab requires minimal steel reinforcement, as only wire mesh is installed prior to a placement. Once the concrete is placed, the plywood forms at the underside of the slab can be stripped 24 hours after placement, and the slab is ready for use only 48 hours after placement.
 
After the post-tensioned (PT) podium deck was completed, the Hambro panelized load-bearing steel stud walls were installed. Once secured, the joists and joist girders were put in place to prepare for concrete deck placements. This was repeated for each subsequent level until the structure was complete.
 
Erland worked closely with Canam Buildings and Odeh Engineers on the installation of the Hambro structural system and PT Tech, LLC and Turner Brothers LLC on the post-tensioned (PT) podium deck placement.
